Sales in Armour Heights, Bathurst Manor and Clanton Park continued to be strong. We saw an increase in sales this quarter up by 13 with 13
7 homes sold. Prices continue to rise a great deal in this area increasing by 8% over 2016 to an average price of  $1,025,917. What tells me that this market is not declining is the fact that homes are still selling close to listing price and are on the market for only 3 weeks on average.  Even though we saw new listings increase by 22% inventory continued to drop over the quarter down 9% over the same period last year. 

We saw the average price of detached homes rise to over $1,600,000 up from $1,342,000 just a year ago. Condo prices continue to be strong in this area up to over $463,000 in the 2nd quarter of 2017.

Armour Heights, Bathurst Manor and Clanton Park continue to hold the high demand factor as prices are very solid and we see no weakness over the near future. Clanton Park is still your best bet to get an affordable house in this area though the prices have been rising constantly over the past few years. 

The analysis shows if you are debating on selling your home, now would be an excellent time to place your home on the market as the inventory continues to be low.
